The home inspection should be considered when purchasing a home, whether a resale or new construction. The procedure involves the evaluation of the home looking for safety, function, and structure including the roof, exterior siding, foundation, heating and cooling systems, plumbing, and electrical. It is to give the home buyer the information they need to make an informed buying decision about the home they are considering purchasing. If the inspection is waived, you have no idea the condition of the home and that could cost you money in the future regarding making repairs.
The inspection is usually carried out by a third party who is a home inspection professional. You should be able to rely on them to give an impartial and unbiased report after a thorough inspection has been done to ensure that every aspect of the home is in order. Although not required, the home inspection is a necessary element when purchasing or selling a home so, if you intend to buy a home, it’s always good to go for the home inspection.

How Long Does A Home Inspection Take?
Typically, a home inspection will take 2 1/2 to 4 hours and of course, it is dependent on the number of interruptions, age, design, and size of the building. As you know, small homes will take less time compared to the bigger homes. The inspection period can also be measured based on the square footage where a 1,000 square foot home is likely to take 1 1/2 to 2 hours. This is with the exclusion of compiling and producing the final report, if the inspector produces the report at home, it could be an additional 30-60 minutes. Some inspection companies do take longer to compile the report and then either mail it or send it via email.
The inspectors will go through every detail of the home examining the physical aspect of the home; it is good that you be present during the inspection so that we can explain in detail any issues found and the necessary step to be taken. However, note that identification of defects on the home does not necessarily necessitate the need to replace them immediately, a home inspection is done primarily to show the state of the home you are buying at the time of the inspection. If you are not able to attend the inspection, we can always make a follow-up call to go over the report and answer any questions. Note, the home inspection is not an appraisal determining the market value or compliance with state regulations so, the home inspection is not a fail or pass.
